Building Standards

1.) 12 course basement.

2.) Kaytec vinyl casement windows.

3.) Ceramic tile flooring in the kitchen.

4.) 6’ X 8’ Ceramic tile flooring in the foyer.

5.) The given brick and/or stone front allowance is only based on any home totaling 2,400 square feet or greater.

The client will be given a 20% front brick allowance based on a 2,400 sq ft home or larger, no longer than 65’-0” wide from side to side. Homeowner shall have a $0.32 (thirty-two cent) per brick allowance. Any additional brick above and beyond the given 20% standard shall be at an additional charge.

6.) Standard 22’-0” X 22’-0” two car attached garage if lot allows, and one 16’ X 7’ garage door for a two car garage.

7.) Two (2) Standard 2’-8” X 1’-4” glass block basement windows both with vents in basement.

8.) 9’-0” ceilings on first floor and 8’-0” ceilings on second floor.

9.) The homeowner shall have a $1.50 (one dollar and fifty cent) per square foot ceramic tile flooring allowance.

10.) EC 32" wood and gas fireplace insert with a poplar wood mantel or matching the agreed wood trim package for the home.

11.) 4 recessed light cans on approved home plan anywhere in the home.

12.) Cat 5 phone wire in 3 rooms.

13.) Cable jack in 3 rooms.

14.) 30-Year Architectural shingles.

15.) Certified custom home design plans.

16.) Medallion Cabinets, Quality Cabinets, or Kraftmaid Cabinets. All cabinets shall fall within the allowance given. Homeowner shall pay for any upgrades above any and all given allowances, and/or may shift allowances to accommodate upgrades.

17.) Poplar wood base trim molding and window and door casing (painted white).

18.) Hardwood flooring in agreed contract with an allowance of $2.50 (two dollars and fifty cents) per sq ft.

19.) One tray ceiling on first floor.

20.) Standard, elongated Mansfield toilets.

21.) Tyvek house wrap.

22.) Builder's grade dishwasher and garbage disposal within the given allowance.

23.) Kaycan vinyl siding, one of the industries thickest vinyl siding, giving you more insulation and durability.

24.) Builder's standard Moen faucets' package.

25.) 200 AMP electrical service.

26.) We have accounts with Wolff Bros. Supply, Inc., giving you access to choose products such as: lights, counter tops, cabinets, and plumbing within your allowance.

27.) Account with Home Depot.

28.) The base price of a standard custom new colonial style home with a foundation base no larger than 2,000 square feet complete, with an attached 484’-0” Sq Ft garage @ $100.00 - $115.00 per square foot, based on all of the above mentioned.

Standards within this standard colonial package. This price does not include the land and/or neither lot, nor septic system, or any drive over forty feet from the street or road.

29.) The base price of a standard custom new ranch style home with a foundation base no larger than 2,000 square feet complete, with an attached 484’-0” Sq Ft garage @ $110.00 – $120.00 per square foot, based on all of the above mentioned.

Standards within this standard ranch package. This price does not include the land and/or neither lot, nor septic system, or any drive over forty feet from the street or road.

30.) There will be an additional cost to the building of any home of $12,800.00 for a septic sewer system installed; this price can vary based on model.

31.) There will be an additional cost to the home for a well pump system of $8,500.00.

32.) There will be an additional charge of $7.25 (seven dollars and twenty-five cents) per square foot for any driveway and sidewalk totaling over 1,400 square feet of concrete.

33.) Add an additional cost of $28,000 for a two car detached garage that is 24’ x 24’ with a single16’-0” x 8’-0” over head door located to the rear of the home. Please be advised that you, the homeowner, shall pay an additional and separate charge for any extra concrete driveway, brick or stone.

34.) Additional costs to finish basements are as follows: $58.00 per square feet. This price does not include wet bars, counter tops, and cabinets. This price also includes a $17.00 per square yard allowance for carpet. One completed standard full bath will be an additional $8,500.00 with ceramic tile flooring, one standard sink, cabinet, toilet, and a standard tub shower unit.

Please note that the builder may adjust and/or change all pricing due to industry material cost, labor cost, and/or customer changes to the home blue print design and/or lot design layout. This includes the lot's landscape and design, the builder may increase or decrease the price without notice.
